1. Will I need planning permission?

Many loft conversions fall under permitted development rights and don’t require planning permission – especially Velux and rear dormer conversions. However, if your property is listed, in a conservation area, or the work exceeds certain limits, you may need approval. We’ll confirm what’s required during the initial consultation.

2. How long does a loft conversion take?

Typically 6-10 weeks from start to finish. Velux conversions are usually quicker (4-6 weeks), while more complex mansard conversions can take 10-12 weeks. We’ll give you an accurate timeline once we’ve surveyed your property and agreed on the design.

3. Do I need to move out during the work?

No. Most of the work happens in the loft itself, and while there will be some noise and disruption, you can stay in your home throughout. We’ll protect your staircase and landing, and keep mess contained. The main disruption comes when we cut in the new staircase – usually just a few days.

4. How much headroom do I need?

Building regulations require at least 2.2 metres of headroom over the stairs and central area of the room. If you don’t have this naturally, we can often create it with a dormer or by lowering the ceiling on the floor below slightly. We’ll measure everything during the survey.

5. What will a loft conversion cost?

Costs vary depending on type and size. As a guide: Velux conversions from £30,000, dormer conversions from £40,000, hip-to-gable from £45,000, and mansard conversions from £50,000+. Adding an ensuite bathroom typically adds £8,000-£12,000. We’ll provide a detailed quotation once we understand your specific requirements.
