1. Do I need planning permission or just building regulations?
It depends on the work. Extensions, new builds, and significant external changes usually need planning permission. Internal alterations, loft conversions (often), and garden rooms (sometimes) may only need building regulations. Listed buildings and conservation areas have additional requirements. We’ll assess your specific project during the consultation and confirm exactly what’s needed.
2. How long does planning permission take?
Standard planning applications take 8 weeks from submission to decision, though councils can extend this if they need additional information. Building regulation approval typically takes 4-6 weeks. If you need Listed Building Consent or are in a conservation area, add another 8 weeks. We’ll give you accurate timelines based on your specific circumstances.
3.What happens if planning permission is refused?
First, we’ll review the reasons for refusal and assess whether amendments could address the concerns. Often, a revised application succeeds where the first didn’t. If the refusal is about fundamental policy (greenbelt restrictions, for example), we’ll discuss alternatives or whether an appeal is worthwhile. Refusals aren’t common when applications are properly prepared, but they do happen.
4. Can you just do the drawings, or do I have to build with you?
We’re happy to provide architectural and planning services as a standalone offering. Many clients use our design services and then build with us, but it’s not mandatory. We’ll provide complete documentation regardless.
5. How much do architectural and planning services cost?
Fees depend on project complexity. As a guide: simple planning applications from £1,500, building regulation drawings from £800, full architectural service for an extension from £2,500, new build design from £5,000+. We’ll provide fixed-fee pricing during the consultation once we understand your specific requirements.
